My fiance and I are moving out at the end of this month and we are done with our 2 year lease. We didn't give our landlord a 60 day notice in writing that we weren't renewing our lease. They are telling us that we are going to court for another year lease? How can that be?

In Ohio, 60 day notice provisions have been ruled unenforceable. Meadowbrook Apartments v. Roberts. Thirty day notice requirements have been upheld. Further, if your landlord got actual as opposed to written notice that you were leaving at the end of the term, then the notice to vacate provisions will not be enforced. McGowan v. D.M. Group IX.

I bought your book -but am having trouble finding the information I need to properly combat this Landlord.

Also, I have found that this property manager A) Will not release to me contact information to her management (she calls "home office) and B) She has nickled and dimed everyone's deposits away by charging for things like, vaccumming, 200.00.

Additionally, I am trying to decide what to do about a portion of the crappy carpet in this apartment that was lifted and distroyed from the edges by my dog when he was a puppy. It was already lifting and disguhsting, but I want to take responsibilty for this damage. Everything else in the apartment is top notch and taken very well care of. Is it better to replace a section of the carpet, or better to let them fix it and charge me.
