One of my elderly tenants (who had 8 months left on her lease), moved out May 1st, giving me only 5 days notice (her children decided they wanted her in a retirement home). I have not yet been able to rent the house to someone else, even though I've continuously run ads in the paper.
She owes me for May & June's rent (and probably July).
The only way I'll be able to get the rent money (that I'm owed) is to take her to court, but the only income she has is her Social Security. Can social security checks be garnished in a situation like this?

Your question sounds more in the area of Creditor's Rights, which I don't have a great deal of familiarity with. It might be a good idea to call your local bar association and ask for a referral to a lawyer who works in the area of collections. Purchasing an hour of his or her time to guide you in this matter may be money well spent.
