we just got married and have no credit how do we go about financing a house?

We work with many young couples and some have credit files and some do not. I am assuming no credit means no credit cards, no car loan and or other debt that may appear on your report.

Credit Scores are essential in the approval process and I have seen very thin files (not many tradelines or open credit) have scores assisgned to them. If you have no score then you need to take steps to get some credit granted to you and demonstrate that you can make monthly payments and establish a history.

There are many scenarios I could list for you but what we suggest is that you discuss your specific situation (income, rent history, down payment money etc...) with a qualified Mortgage Lender and of course I prefer Assurance Banc Corp.

When we sit down with you or take your information over the phone we will then be able to tell you if you would qualify for a Mortgage Loan, if you could afford a Mortgage, and possibly what to do credit and down payment wise to get in position in the future to buy a Home. We have many first time Home Buyer Programs and can discuss payments etc.

I know this may not specifically answer your question but we have worked with customer for up to 2 years as we prepare them to buy their first home. Sometimes preparing and planning will enable you to get better terms and condition and make Homeownership more affordable.
