I have a quick question. Are the eviction/lockout laws the same for commercial properties and residential? As a landlord of residential property, I know the guidelines I must follow to evict a tenant but know of someone that was “locked out” of a business when they fell behind on rent and he has tools in the business plus the landlord is holding him to the remainder of his lease, even though he has no access to the business property. Is this legal?

generally, the commercial eviction process involves less legal rights for the tenant. The lease usually defines the eviction process in the commercial situation. The tenant should consult the lease.
