It has been almost 60 days since we moved out and we do not yet have anything in writing from our landlord. There was a small tear in the kitchen flooring that he says he is going to deduct an amount for. Can he charge us the full amount to have the WHOLE flooring replaced (kithcen, eating area, and entryway) or only for a portion? Also since he has not yet notified us in writing at all, I'm assuming we could go to court and receive double damages plus attorney's fees. What exactly are double damages?

We rented a home for two years, and the landlord cited two small scuffs/tears in the kitchen flooring. While we want to be responsible for any damages we caused, our landlord wants to keep ALL of our security deposit (over $1000) plus charge us more to replace the whole kitchen flooring, including entryway, dining area and kitchen. Is he allowed to charge us for all of that when only a small portion of the floor was damaged? What is the legal precedence?
