I am writing to seek some advice. I am currently 2 months behind in my rent. I was in the process of buying a house, and the deal kinda went sour. The seller of the other house signed another offer before I had a chance to close. My landlord has sent her ex boyfriend here to the house, and he was beating on the door, and yelling in the windows and trying to sound threatening. I have told her that I would be out in the next couple of weeks. My origional plan was to pay her with the money that we received at closing. Now she is telling me that she is going to show the place on this Saturday. I have told her that I would be more than happy to show the place for her, and that the place is a mess now, since most of our stuff is packed up, in preparations of moving. She has never given us a formal notice to leave, or a eviction. I have been very upfront with her through all of this. Even given her my key to the house, since she didn't have one. What can I do legally to keep her out of here till we move, thanks, messy.

In Ohio, a landlord must give the tenant reasonable notice of her intent to enter the rented premises for the purposes of inspection or repair, such reasonable notice is presumed to be 24 hours. Ohio Revised Code Section 5321.04(A)(8).

Under Ohio Revised Code Section 5321.05, the tenant cannot unreasonably withhold his or her permission to allow the landlord to enter the premises upon proper notice. I don't think that you can keep the landlord out legally for the next two weeks if they give you proper notice of an intent to enter.

Whenever you do leave this place, after you have removed your stuff and cleaned, you should video the place, as you don't want to get blamed for $5000 in damages you didn't do.
