View Full Version : No Itemizations, Just a Reduced Check

Short and simple - girlfriend moved out of college apartment.
Her and a roomie posted $1500 total for a security deposit.

They received two checks for a total of $1200 with no explanation (almost exactly 30 days after move out).

Obviously, they'd like the additional $300. But, at a minimum they want the explanation.

My belief is they should write the landlord a certified letter stating under Ohio Law they are due back the $300. Or, should we ask for the itemization first? My concern is that the landlord will jerk them around for 2-3 months (or more). I know you catch more bees with honey, but this seems like a flagrant abuse to me.

Opinions?

You may want to take the landlord to small claims court to avoid any more jerking around. I would also suggest the information here:

In Ohio, the landlord must give a sufficient itemization to enable the tenant to understand and contest why a portion of the security deposit is being withheld.

If your girlfriend has any proof of the condition of the apartment at move out, this would be very helpful, either in the form of pictures, video, or the testimony of any friends who helped her move out.
