This is probably just general advice that they give to avoid problems and the Cleveland Housing Court probably hasn't even looked over our three day eviction notice. The truth is that our eviction notice has been used throughout Ohio without any problems. It may be a little confusing to fill out for the first- time landlord but it's fairly simple.
