:o I live in Georgia and recently purchased my first house. My apartment chose to not release me from my lease, so I am paying until the end of April. At that time, I will have been there for two years. I am wondering what the laws are for carpet replacement. It was damaged when I moved in, but after 2 years of putting up with me and my animals, its gotten pretty pitiful. A friend told me that he had heard that its a law to replace the carpet after two years in residential rentals. Is this true? And am I going to be required to pay for the carpet??? Any help you can give me would be greatly appreciated!

Thank you for your question. I just know what the law is in Ohio and there is no law in Ohio requiring a landlord to replace carpet in residential units after 2 years. I doubt there is one in Georgia either but I'm not sure. Is your friend a lawyer?

In Ohio, a landlord can charge you for damages to carpet beyond reasonable wear and tear. What is reasonable wear and tear? Like beauty, it's in the eye of the beholder.

Again, I am not familiar with Georgia law but in Ohio a landlord is free to charge for damages beyond the amount of the security deposit.
