i live in lorain county ohio. i am looking at buying a sheriff sale house that people currently occupy. i have the feeling the people will not move out on thier own. once the house has been transfered to me leagally what options do i have to get the people out of the house without giving them the opportunity to do damage to the property. any suggestions would be great or other people to ask would be great too. thanks

I suppose the current occupants are tenants of the previous owner. If they have no lease then they would be on a month to month tenancy. Please refer to previous post on this matter at the link below:

In Ohio, you will need to go through the statutory eviction process, which you can find a good description of at http://www.ohiolandlordtenant.com/faq2.html
To learn all about the eviction process from the point of view of the landlord, you can download our kit on the subject at http://www.ohiolandlordtenant.com/evictkit.html
To learn about all of your rights as a landlord in Ohio, you might want to download our book online at http://www.ohiolandlordtenant.com/landlordbook.html

Your only option is either to ask t hem to leave and hope they do (but I suggest you don't hold your breath, and don't be a sucker and accept them on their word without seeing progress). Or file-ing an eviction.. And you may own the property, but you have no, absolutly no way of geting them out with out them having a chance to screw the place up(if they haven't already). Sucks huh. Nott o mention that Ohio's court collection laws are lousy (not the worst, but they SURE could use some updating).
