I recently moved into an apartment. We noticed a strong animal urine smell and wrote it on the move-in inspection sheet. They performed an enzym treatment, but it didn't lessen the smell at all. The landlord came by, but said he didn't smell anything. I found the spots from smelling the carpet and got him to come by again. I smelled again, pointed directly to the spots, and then he smelled that area and again claimed not to smell anything. It is so obvious, that I know he either cannot smell or is lying. There are visable yellow stains as well. What can I do to get my landlord to fix this problem? We know the apartment is soiled and can smell it in waves from standing up; is that enough to make him fix it or can he keep claiming not to smell anything?

I downloaded your book and plan to use the letter you included. I am wondering if it is a violation of my lease to pull back the carpet, revealing what I suspect to be soiled padding and/or floor boards. I am wanting to take pictures for documentation, but first need to know if I could get into trouble with my landlord. Thank you. Also, do you handle cases like this?

I handle almost any kind of landlord tenant situation. So long as you feel that you can get the carpet back to its original position, pulling back an edge might work for you.
If you don't feel that you can get it back like it was, perhaps you could hire a carpet installer for a few bucks to come by and put it back like it was once you have pulled it back to document the condition.
