EVICTION CHECKLIST

1. Did you post the proper three day eviction notice? Don't trust books/kits that purport to provide a 3 day eviction notice good in all 50 states. Ohio has specific requirements that must be followed.

2. Did the three day eviction notice have the required statutory language? Ohio has specific language that must be included. If not then the tenant will prevail and you will have to start all over and lose one or two months of rent ($500-$1000+)

3. Did you wait the proper amount of time before filing your eviction complaint? If not, the tenant will prevail and you will have to refile and pay another filing fee. Filing fees are typically $100+ and you lose another 1 or 2 months of rent.

4. Did you include a second cause of action in your eviction complaint for damages, unpaid utilities and future rent in your eviction complaint? If not, then you will not be awarded this in court. Additional rent and damages to the property could add up to several thousand dollars that you lost.

5. Are you prepared for any delay tactics of the tenant. If not, then you may lose another week or two weeks before you get the tenant out.

6. Are you prepared for the tenant's possible eviction defenses? If not you may be unsuccessful in court. Again, this loss will hit you in the pocketbook.

7. Are you ready for post-eviction hearing matters? If not you may lose another day or two before you can get the tenant out.
